Grey Structure Cost Calculator Pakistan

Rates last updated: Page updated: By Ali Ahmad

Use this dedicated grey structure cost calculator to estimate the cost of the structural shell only — foundation, columns, beams, roof slab and brickwork — without any finishing work. Grey structure cost per square foot in Pakistan runs from about PKR 2,500 to PKR 3,800 depending on city, quality and design complexity, and this tool breaks that figure down into cement, steel, bricks, sand and crush quantities plus structure labour, so you can plan a phased build with confidence.

Many homeowners in Pakistan build the grey structure first and complete finishing work in stages as budget allows. This calculator uses the exact same engine as our main house construction cost calculator, pre-set to Grey Structure, so the numbers always match.

Grey Structure in Pakistan: The Complete Guide

Grey structure (also called the "structure" or "dhancha" stage) is the part of a house that holds it up and closes it in: excavation, foundation, damp-proof course (DPC), columns, beams, roof slabs, brick walls and the staircase. Everything that makes the house liveable — plaster, flooring, paint, doors, windows, plumbing and electrical fittings — belongs to the finishing stage. At current calculator rates, grey structure costs about PKR 3,092 per sq ft in Lahore at standard quality, about 66% of a complete house.

What is included in grey structure?

  • Excavation, plain cement concrete (PCC) under footings and the RCC or brick foundation
  • Damp-proof course and back-filling with compaction
  • RCC columns, beams, lintels and roof slabs, including shuttering and steel fixing
  • Brick masonry for external and internal walls, and the staircase structure
  • Conduit and pipe sleeves that must be placed before concrete is poured

What is usually excluded?

  • Plaster (many contractors quote it separately), flooring, tiles and paint
  • Doors, windows, grills, kitchen and bathroom fittings
  • Electrical wiring and fittings, water tanks, gas connection
  • Boundary wall, gate and map approval fees — add these in the calculator above

Always ask your contractor to write the scope in the agreement. Two "grey structure" quotes can differ by 15% simply because one includes plaster and water-proofing and the other does not.

Labour only vs with material: contractor rates

Contractors in Pakistan quote grey structure in two ways. A labour-only ("theka labour") rate covers masons, steel fixers and helpers while you buy every bag of cement and every bar of steel yourself. A with-material rate covers labour and materials together. The calculator's assumptions for Lahore are:

QualityLabour only (structure)With material (grey total)
EconomyPKR 520 / sq ftPKR 2,642 / sq ft
StandardPKR 680 / sq ftPKR 3,092 / sq ft
PremiumPKR 900 / sq ftPKR 3,673 / sq ft

At standard quality, labour is about 22% of the grey structure cost and materials the remaining 78%. A labour-only contract gives you control over material quality and price, but you carry the risk of wastage and must be on site to receive deliveries. A with-material contract is simpler but hides the material margin, so ask for an itemized bill of quantities.

Worked examples: 5 Marla and 10 Marla

HouseCovered areaGrey structure cost (Lahore, standard)
5 Marla, single storey956 sq ftPKR 2,955,474
5 Marla, double storey1,913 sq ftPKR 6,091,461
10 Marla, single storey1,688 sq ftPKR 5,218,452
10 Marla, double storey3,375 sq ftPKR 10,746,827

So the grey structure cost of a 5 Marla house is about PKR 29.6 lakh for a single storey, while a 10 Marla double storey grey structure comes to about PKR 1.07 crore. For a large plot, the 1 Kanal grey structure budget is about PKR 1.86 crore for a double storey. Double storey buildings cost a little more per sq ft because columns, steel and scaffolding increase with height.

Common grey structure mistakes that cost money

  1. Starting without a structural drawing. Column sizes and steel are then decided on site, which usually means either over-use of steel or an unsafe structure.
  2. Not curing concrete. Slabs and columns need to be kept wet for at least 7 days (longer in winter); skipping it weakens concrete you have already paid for.
  3. Buying all cement at once. Cement loses strength in storage, especially in humid weather — buy in batches that match the work schedule.
  4. Ignoring conduit and plumbing sleeves. Breaking a finished slab to pass a pipe costs more than planning the sleeve before the pour.
  5. Comparing quotes with different scope. Check whether plaster, water-proofing, DPC and shuttering are included before choosing the cheapest rate.

Frequently Asked Questions

Quick, direct answers about grey structure construction cost and material quantities in Pakistan.

How much does the grey structure of a 5 Marla house cost?

At standard quality and Lahore rates, the grey structure of a single storey 5 Marla house (about 956 sq ft) costs about PKR 29.6 lakh, and a double storey (about 1,913 sq ft) about PKR 60.9 lakh, materials and labour included. Finishing is extra.

How much does the grey structure of a 10 Marla house cost?

A double storey 10 Marla house (about 3,375 sq ft) needs about PKR 1.07 crore for the grey structure at standard quality in Lahore; a single storey (about 1,688 sq ft) about PKR 52.2 lakh.

What is the grey structure cost per Marla?

For a single storey house at standard quality in Lahore, grey structure works out to about PKR 592,000 per Marla of plot on 3 Marla, PKR 591,000 on 5 Marla and PKR 522,000 on 7 Marla; a double storey roughly doubles it. Contractors quote "per Marla" in different ways, so always convert their quote to per sq ft of covered area before comparing.

Is plaster included in a grey structure quote?

Not always. Many contractors treat plaster as part of finishing, while others include it in grey structure. Water-proofing, DPC, shuttering and conduit sleeves vary the same way. Ask for the scope in writing, because two quotes can differ by about 15% on scope alone.

How long does grey structure take to build?

It depends on the size, the number of slabs, the weather and how steadily materials and payments arrive. Each roof slab needs about a week of curing before work above it continues, so a double storey takes noticeably longer than a single storey. Ask your contractor for a written schedule with a stage for each slab.

What is the labour rate for grey structure in Pakistan?

The calculator assumes a structure labour rate of about PKR 520 per sq ft at economy quality, PKR 680 at standard quality and PKR 900 at premium quality in Lahore, adjusted by a city factor. Labour-only contractors quote this rate while the owner buys the materials.

Grey structure ka rate per square foot kya hai?

Lahore mein standard quality ka grey structure taqreeban PKR 3,092 per sq ft mein banta hai (material + labour). Sirf labour ka rate taqreeban PKR 680 per sq ft hai.

Grey structure mein kya kya shamil hota hai?

Foundation, DPC, columns, beams, lintel, chhat (slab), eenton ki deewarein aur seerhi. Plaster, tiles, rang, darwaze, khirkiyan, bijli aur plumbing fittings finishing mein aati hain.
