Why the second floor costs a little more per sq ft

The calculator adds about 3% per extra storey: bigger columns and footings, more steel, scaffolding and carrying material up. What you save is land, foundation area and the boundary wall, so a double storey house is cheaper per bedroom even though each sq ft costs slightly more.

Single storey now, second floor later?

  • Have the structure designed for two storeys from day one: foundation, column sizes and steel.
  • Leave column starter bars above the roof and protect them from rust.
  • Plan the staircase, water tank position and electrical risers for both floors.
